One of Cassel & Fletcher’s projects is Hickory Grange, a superb development of 24, three-bedroom properties, with underground car parking, overlooking the Whitefield Golf Club in Greater Manchester.
Numerous development companies had previously pledged to develop the space but work on this brownfield site, which started in 2008, stalled and sadly it remained derelict for many years. Realising the potential of this excellent site it was acquired in 2017 and the team moved quickly to start work immediately on the delivery, providing much needed luxury apartments for the people of Whitefield.
The development comprises three individual residential blocks with overlapping phases of work, so we installed a management team on each block to ensure a smooth delivery programme and continuity and cohesion across all of the phases.
The work undertaken by the previous contractors had included sheet piling to the basement and ramp, excavations, substructure and part-substructure work and some drainage improvements. However, not all of this had been done to the standards Cassel & Fletcher observes so the first job was to put right what was wrong to ensure we had solid foundations on which to build. We also then undertook a thorough groundworks package including further excavations, piling and drainage for the basement car parking and access ramp.
Work also involved the construction of a new underground car park, erection of the building’s steel frame, the delivery and installation of pre-cast units with traditional brick and block cladding to the exteriors. We utilised architectural stonework throughout to create a beautiful look and feel to the building exterior, working closely with Forticrete, a leading specialist in this field.
Delivering superb quality and attention to detail are core values of Cassel & Fletcher and we made numerous improvements to the site which were not in our original plan. A honeycomb perimeter wall was built to encircle the site. In the car park we installed a traffic light system to ensure safe and effective traffic flow and we also put in underfloor heating to the basement car park ramp to ensure it stays ice free and accessible in the winter months.
Internally we upgraded the communal areas including putting in oak handrails and chandeliers in the communal areas and architectural railings to create strong impact on arrival. We also upgraded the lifts with a full refurbishment programme.
As with all of our construction projects we kept a tight control on costs and looked at ways to deliver efficiencies, environmental improvements and savings at every step. We replaced roof slates with a composite slate material which weighs less, is extremely durable and lower in price.
On all of our schemes we work closely with our site agents and our designers to fully understand homebuyer’s expectations which of course change and evolve all the time. At Hickory Grange a full range of Nobilia’s high-quality kitchens and Porcelanosa bathroom suites were available for occupiers to choose from.
Underfloor heating was installed throughout as well as smart heating and AV systems. The interior finish of each apartment was then specified to the occupier’s requirements.
The site sits between a busy golf club and pub, so we undertook a careful programme to manage positive relations with our neighbours at all times.
From the outset the team maintained a clean and tidy site as we had people moving in over a phased occupation period and as always health and safety was our number one priority.
Hickory Grange completed in April 2019 and 15 of the 24 properties were sold off plan in just 2 months.
